Al Evers & Associates thru Keller Williams Realty offers our buyer clients free buyer's representation on all new or resale homes. As your buyer's agent, we can provide you all the benefits of having a real estate professional on your side without any cost to you. When you call on a listing you will speak to the listing agent or a real estate agent associated with the listing brokerage. These agents cannot offer you advise, opinions, nor can they negotiate the best deal for you. They owe all fiduciary duties to their client, Mr. and Mrs. Seller. The listing agent and seller have a signed listing agreement setting the listing price and the commission. In the listing agreement it is already determined how much a buyer's agent will receive for bringing a qualified buyer who purchases the home, usually around 3% of sales price. The listing agent is then paid at closing by seller and buyer's agent is paid by listing agent the predetermined commission.
It's up to you to choose whether to be represented in your next real estate transaction or not. Whether you choose free buyer's representation or not, you pay nothing in the way of real estate commissions. However, you may end up paying more in price and terms of sale if you rely soley on the seller's agent for your information.

Inform sellers, sellers' agents, 'for-sale-by-owner' sellers and builders that 'we have retained by Al Evers & Assciates to represent us in our home purchase'. For new construction, arrange with us to accompany you on your first visit.

Make any and all offers on any home through Al Evers & Assciates Understand that you are under no obligation to purchase a home.

Understand that in return for providing these services, you owe Al Evers & Assciates nothing if you do not buy a home. Our fee is paid by the seller of any home that you purchase, or any 'for-sale-by-owner' seller or builder, if they 'cooperate' with REALTORS®.
